Rosedown Village is located along Outerbridge Drive after Foliage Trail and before the Hamptons Village entrance. It is bordered by woodlands and two walking trails. The village is a short walk to the lake. The total area of the village is almost 3 acres, with 2 lots yet to be built. There are 8 individual homes clustered around two circles, all with attached garages that are sited and landscaped to allow for privacy. The homes are of contemporary and colonial designs, with covered entryways, grey clapboard siding and trim, and outdoor living areas of porches, patios, and decks. In addition to parking at each home, there are common parking areas at each circle for visitors.
The village is self-managed. Owners include full time residents and weekenders. Each owner maintains the exterior of their home, including the siding and roof, driveways, decks, patios, and border plantings and garden areas. The Association maintains the roads and common areas and provides lawn maintenance, snow removal, and trash services. Public water and sewer are provided by the City of Laconia, underground electric service is provided by PSNH. Most homes are heated by propane.
