South Down Building Committee
The South Down Building Committee is responsible for approving exterior modifications to all condominiums and single family homes or removal of trees or major pruning of trees. Exterior modifications require an MRA to be submitted and tree removal requires an TRA. Both MRA's and TRA's require Building Committee and village approval (if applicable) along with appropriate Certificate of Insurance.
In addition, the South Down Building Committee is responsible for the approval of new home construction projects within South Down and are responsible for issuing the Certificate of Conformity
for new homes. New home projects require the completion of new home packet with acknowledgment form. The Building Committee is made up of no less than 5 committee members and meet monthly to review and approve projects. The Building Committee has authority per the Building Committee charter found in the SOUTH DOWN RECREATION ASSOCIATION SECOND AMENDED & RESTATED DECLARATION OF COVENANTS, RESTRICTIONS AND EASEMENTS & BY-LAWS.

SECOND AMENDED & RESTATED DECLARATION OF COVENANTS, RESTRICTIONS AND EASEMENTS & BY-LAWS
SECTION 3. GENERAL REQUIREMENTS AND RESTRICTIONS.
(a) A Building Committee of not less than five persons chosen by the Council shall approve all site, landscaping, building, exterior elevation plans for all structures to be erected on any Lot or Multifamily Homesite. Upon submission of all plans, specifications and site plans for approval by the Building Committee of the Association, said plans shall be accompanied by a fee established by the Council from time to time to cover all administrative costs of review of said plan, and in the event the Building Committee finds it necessary to obtain professional services for review, modification or correction of the plans, the applicant shall reimburse Building Committee for such professional services. The Council shall establish rules and regulations setting forth specific requirements. No building or structure may be occupied until a final "Certificate of Conformity" has been ratified and recorded. No Lot shall be subdivided except for Farmsteads, which may be subdivided one time into two (2) Lots.
