PreviousNext33 of 33South Down Shores is a Planned Unit Development that has approximately 490 properties. Single family homes and lots are integrated with nineteen condominium villages. The community has 4,000 feet of shoreline on Lake Winnipesaukee, sandy beaches, a beach house, two tennis courts, a basketball court, sand volleyball court, skating pond, cross country ski trails, walking trails and a children’s playground. South Down Shores is a private gated community located on Parade Road (Route 106) in Laconia in the heart of the Lakes Region of New Hampshire. Laconia Country Club is located next door. The Laconia Airport and Gunstock Ski Area are about fifteen minutes away. Other ski areas are within an hour’s reach.
All owners must be members of the South Down Recreation Association. Annual dues for S/F home, unit and lot owners for the year 2017 are $1,120 annually or $280 quarterly with a $25 discount if paid in full by the end of January and $25 charge if not paid on-time quarterly. This applies to approximately 489 owners.
Each individual village have an additional monthly fee determined by their group of owners.
The South Down Boat Club has forty boat slips (ten are dedicated for the Boat Club’s use) and forty moorings that are used in conjunction with the 218 dry berths. Lake Winnipesaukee consists of 72 square miles of pristine water, easily accessed from Paugus Bay. Members who own boat slips and dry berths pay dues annually. In addition, dry berth owners pay a frequent user fee to the Boat Club each spring. Dock Masters are on duty during the boating months.
Walking Trails: Located throughout the community. They are identified by Walking Trail signs.
Beaches: Lovely, sandy beaches on Paugus Bay. Beach house open during summer months.
Playground: Children's playground located near Beach House.
Automatic 24-hour Access Gate is now in effect for both South Down Shores and Long Bay. Owners and tenants must have an entry code. Remote gate tags may also be purchased at $5 each. Contact Harvard Management (528-1988) if you would like to purchase one. If a property transfers, the buyers need to get an entry code so they can gain admittance to the community. Weekly tenants, as well as long term tenants, must also have a code.
